Dorm Lease Agreement
Student Housing at Dream City College is located on N. 22nd St. directly across from our Dream City Church Phoenix Campus.

TERMS & CONDITIONS
The term of this agreement will be for the academic year (2 semesters) beginning on 8/12/23 and ending on 5/11/24. Upon completion of the new apartments located on 22nd st. Dream City College has the right to void this contract and create a new one.
WHAT’S INCLUDED:
Includes rent, water, electric, and internet. Amenities include electric, water, internet, living room set, beds, dressers, appliances. You will be responsible for toiletries, food, linens, bedding, specialty appliances, kitchen supplies and any room decor within housing guidelines. Total housing costs are subject to change based on enrollment and housing availability.
UTILITIES:
Dream City College will pay the following utilities: electric, heat, internet. Your A/C Provider is: APS Your Internet Provider is through Dream City Church
COST:
The total cost of living in Student Housing is based on various factors for each academic year. It can increase or decrease every year based on enrollment, furnishing costs, and an increase or decrease in the housing/rental market in Phoenix, AZ and its availability.
PAYMENT:
The total cost for the year is $2,250.00. This will be broken up into two payments of $1,125.00 per semester and it will be included in your SEU site fee cost. This can be paid in full or you may set up a payment plan through SEU. This is non-refundable. Upon completion of the new apartments the cost will go up to $500 per month.
SUMMER HOUSING (SUBJECT TO CHANGE):
Some students may wish to stay in housing over the summer. In this case, the student will simply pay the monthly amount to Dream City College on the second Monday of the months of May, June and July.
ROOMMATES:
A house is comprised of either all male students or all female students. A student may or may not share a bedroom with another student but students can request to room with specific students. Dream City College reserves the right to create and change house and room assignments based on enrollment for the academic year. House and room assignments may change in the middle of the year. Any students that are impacted will be notified in advance.
PRIVATE USE AND CLEANLINESS:
The student agrees to make a good faith effort to maintain overall quiet and order throughout the housing. The student shall immediately notify their RA of any needed repairs. The premises and other areas reserved for students’ private use must be kept clean. Trash must be disposed of at least weekly in appropriate receptacles in accordance with local ordinances. Each house will be provided a weekly cleaning checklist to be completed weekly by their designated RA. If a student is not completing their part of the weekly checklist, there will be a $50 fine for each week that it takes place. A Move-Out Cleaning checklist, which will be provided at the last month of the academic year, must be completed on the Move-Out day. If this Move-Out day cleaning checklist is not adequately completed, the apartment will be responsible for paying a $200 cleaning fee before moving out.
INSPECTION:
Dream City College staff will complete bi-weekly housing inspections to make sure that the housing is clean and safe for all students. Staff may enter the property at any time without advanced notice when there is reasonable cause to believe that an emergency exists, a lease violation is occurring, or to perform routine or emergency maintenance, whether or not requested by the student. However, whenever possible, a 24-hour notice will be given prior to entering the apartment. Staff will perform periodic inspections of the leased property to insure that it is being maintained in a safe and sanitary condition. Student understands that staff may photograph or videotape the leased property before move-in, during periodic inspections, and following move-out to document unit damage and condition.
KEYS:
The student will be given one key to the premises. If any keys are not returned to Dream City College upon move out the will be charged $10 per key.
ANIMALS:
No animals (including, but not limited too, mammals, reptiles, birds, rodents, and insects) are allowed, even temporarily, anywhere in student housing. If the student or any guest or occupant violates animal restrictions (with or without the student’s knowledge), the student will be subject to charges, damages, eviction, and other remedies provided in this Lease Contract. If an animal has been in student housing at any time during the student’s term of occupancy, Dream City College will charge the student for de-fleaing, deodorizing, and shampooing. Initial ($250) and daily ($25) animal-violation charges and animal-removal charges are liquidated damages for Dream City College’s time, inconvenience, and overhead (except for attorney’s fees and litigation costs) in enforcing animal restrictions and rules.
CRIMINAL ACTIVITY:
ANY CRIMINAL ACTIVITY COMMITTED BY A STUDENT OR BY ANY MEMBER OF THE STUDENT’S HOUSEHOLD OR ANY GUEST OR OTHER PERSON UNDER THAT STUDENT’S CONTROL OR IS A DANGER TO THE PREMISES IN ANY DRUG RELATED CRIMINAL ACTIVITY ON OR NEAR THE PREMISES BY THE STUDENT OR ANY MEMBER OF THE STUDENTS HOUSEHOLD OR ANY GUEST OR OTHER PERSON IN THE STUDENT’S CONTROL SHALL BE GROUNDS FOR IMMEDIATE TERMINATION OF THIS AGREEMENT. VIOLATION OF THE PROVISION SHALL BE A MATERIAL AND IRREPARABLE VIOLATION OF THE LEASE AND GOOD CAUSE FOR IMMEDIATE TERMINATION OF THIS AGREEMENT. A single violation of any of the provisions in this lease shall be deemed a serious violation and a material and irreparable non- compliance. It is understood that a single violation shall be good cause for immediate termination of this agreement.
OCCUPANCY:
No student shall have the right to occupy the said premises or receive any keys to said premises until the rental agreement forms have been turned in.
ABANDONMENT:
At no time is it acceptable for a student to move out of the house without approval from Dream City College staff. If a student moves out before the end date of the agreement (5/13/2023), the student will still be responsible for paying the remainder of their housing balance. Any of the Student’s personal property or possessions remaining on the Property after the Student moves out will be considered to be abandoned property. Dream City College will have the right to remove and dispose of any abandoned property in any manner deemed necessary. The student will pay for the cost of removal and disposal of abandoned property
Housing Rules:
These rules are no tolerance, if a rule in broken the student may be asked to move out and this contract may be terminated. All handbook rules must be upheld at all times in and out of student housing. These rules also apply to Dream City College housing: No one from the opposite gender are allowed into bedrooms. Opposite gender will be allowed to be in common areas of housing (living room, kitchen) IF, there are at least three people present. Opposite gender will only be allowed in common areas until 11:59pm. Anything broken needs to be reported to the RA immediately. Quiet hours should be kept from 10p-7a. Outside guests should NOT spend the night unless otherwise approved by the RA. Students must complete agreed upon chores assigned by the RA
Weekly Cleaning
RA's are responsible for assigning fair cleaning tasks. Each person will play a part in keeping their house/apartment clean. If a student does not complete their assigned task they will be fined $50 that week.
Move Out Inspection
Prior to moving out all students must have their RA or a Dream City College staff member inspect their room and living area to ensure it is left clean and in the same condition as it was when the student moved in. IF the student moving out fails to follow this guideline they will be fined a $250 cleaning fee.
ENTIRE AGREEMENT:
This rental agreement is the entire agreement between the student and Dream City College. No spoken or written agreements made before are a part of this rental agreement unless they are included in this rental agreement.
